I did a google and found the Texas Land Bank site. They have a table of land measures.
As it turns out my gg grandfather was buying this land (in Fayette County) from the person who had a 1st class headright. This purchase was in December of 1874 paid in gold, for what works out to 59+ acres. In December of 1873 was "The Panic of 1873". My best guess would be that Mr. Shearn needed money and sold part of his headright.
My famiy always referred to this as The Muldoon Grant.
I was given 27 deeds. He purchased 50 to 100 acres here and there and ended up with about 1500 acres.
I do know that when my great grandfather was about 14 he made his first cattle drive.
