I did a little nosing into the records for John Vaughn/Vaughan too.
Briggs, Charles. grantee.
Land grant 24 March 1725.
Location: Isle of Wight County.
Description: 425 acres on the south side of the Three Creeks; adjoining the land of John Vawhon.... Smith's Branch... 100 acres formerly granted to George Smith by patent dated 13 November 1713 and by Smith sold and conveyed to the said Charles Briggs by deed executed in Isle of Wight County Court 27 April 1719 the residue being wast land adjoining.

I checked the grant to George Smith and there was no mention of any Vaughn land or any other adj land. But it's obvious that John Vaughan had acquired land in IOW by 1725.

Location: Isle of Wight County.
Description: 275 acres on the south side of the Three Creeks. Adjoining the land of John Vaughan, James Ridley, James Bennet.

This was actually after the death of John Vaughan, but it's clearly the south side of Three Creeks. Grants frequently referred to old lines.

John Vaughan and Elinor moved from Pr Geo Co to IOW south of Three Creeks where he left his will. We know he owned land in IOW on the S side of Three Creeks by 1725 although it's not clear exactly when or how he acquired it. Since there are no later records for John and Elinor in the Bristol Parish Register, they probably moved between 1720/1 and 1725.
24 Mar 1725 John Dortch was granted 145 acres on the South side of Three Creeks. No adj neighbors were mentioned, but Dortch was a wit to the will of John Vaughan in 1741. This was the same date that Charles Briggs was granted his land adj John Vawhon.
Others who were granted land on the south side of Three Creeks on the same date included
Edward Harris Jr - his land adj Timothy Thorpe
William Beech - his land adj Francis Maybury
James Bass - his land adj Charles Bass Jr
Charles Bass Jr - his land adj William Seward
Henry Adams - no adj land mentioned
On 28 Sept 1730 Vaughan Helburn was granted 100a on the N side of the Three Creeks and the N side of the great Reedy Branch. He was also named as an heir in the John Vaughan will.
Indenture made the 26th day of October, 1761, between John Jackson and Peter Adams, for 70 pounds, conveying 150 acres on South side of Little Creek, adjoining lands of Ralp (sic) Jackson, Benjamin Simmons, and William Vaughan, and White Face Branch, and being part of a 510 acre tract formerly granted to Ambros Jackson by Patent dated July 11, 1719. Signed by John Jackson (his mark) and Elizabeth Jackson (her mark). No witnesses. Indenture was acknowledged in Court on October 26, 1761, by John Jackson and Elizabeth Jackson, and Elizabeth Jackson relinquished her right of dower. Deed Book 7, Page 29 Brunswick Co
I don't know if this was Benjamin Simmons, son of John Simmons d 1749 or some other Benjamin Simmons.
I did find a webpage with records to prove that Mary Simmons, dau of Peter Simmons, had m a William Vaughan by 1756 Brunswick Co. No father is given for this William Vaughan, but he owned land on the N side of Three Creeks.

Little Creek was part of Three Creeks as shown in the Jackson grant.

Nathl Harrison's land and then by Harrison's line east one hundred and seventy seven poles to a pine north twenty degrees east forty(?) three poles to a hiccory and north fifty degrees east one hundred and five(?) poles to a white oak and red oak sapling near the side of the Little Creek aforesaid then north forty degrees west crossing the said creek one hundred and fifty nine(?) poles to a red oak then north west by west sixty five poles to a red oak then north north east twenty eight poles to a white oak then north five(?) degrees east eighty six poles to a white oak a corner of John [Darden's? Carter's?] land and then by [Darden's? In 1732, a part of Surry Co was added to Brunswick Co. That part certainly included the land where James Vaughan's land was located as later references to this land appear in the Brunswick Co records.
What records did AP&P cite to prove that John Simmons d 1738 was a son of John Simmons d 1748? That book is not available to me here.

Simmons, John, son of William Simmons, of Southwark parish, Surry county, was burgess for Surry in 1710-1712 and 1727-1734. He died about 1737, leaving a wife Rebecca and children William, John and Mary Simmons. A John Simmons was burgess for Isle of Wight county in 1734-1740, 1742-1747 and 1748-1749. He was probably father of Benjamin Simmons, who was burgess for Southampton county in 1758-1761, 1761-1765 and 1766-1768
I don't see any way that John Simmons the Burgess from Surry as early as 1710 could have been son of John Simmons the Burgess from IOW d 1749.
Indenture made the 8th day of March, 1764, between William Simmons of Nottoway Parish, Southampton County, and Thomas Williamson, for 500 pounds, conveying 680 acres, on South side of the Great Creek, beginning at a whitewood at the Creek at a corner tree of Col. Henry Harrison's, and adjoining land of Richard Lewis, and according to a Patent granted to John Simmons, Jr., of Surry County, dated October 13, 1727. Witnesses were R. Kello, D. Fisher, Thomas Clements, and Benja. Clements, Jr. Indenture, Receipt, and Memorandum of Livery of Seizin were proved in Court on March 26, 1764, by the oaths of Richard Kello, Daniel Fisher, and Benjamin Clements Jr.
This was William, youngest son of John Simmons d 1749 IOW, selling the land his father had left to him in his will. The will referred to the land as being in Surry, but William is of Southampton Co and he's selling his father's land. His father (John d 1749) was referred to as John Simmons Jr/Junr which he was at that time. John Simmons d 1738 was still living when this grant was made in 1727.
The land William was selling came from this grant.

I still have not found any other string of John Simmons I, II, and III who would agree with the will of John Vaughan.
