Further research has led me to confirm that this painting is of Eddington, Pennsylvania, and definitely not Eddington, Maine.

The following website:

http://www.brynmawr.edu/iconog/schwarz/artist.html

lists a pencil drawing of the same house and setting with the confirming legend: "Dr. Schneck's place at Eddington on the Delaware, subject of a large picture painted for him. X.S., 1870"

The Delaware River is in Pennsylvania.
The artist is Xanthus Russell Smith (1839-1929).
