"...warrant and forever defend...." This language renders the conveyance a Warranty Deed. That is, the parties selling the property guarantee that they have good title to the property and will defend it against any claim that others might make to that property. The language is pretty well standard throughout the country.

Another type deed is a Quit Claim deed wherein the seller simply says that whatever interest, if any, that he has in the property he conveys to the seller.
