If you look at the land tax records for Culpeper Co., VA (mentioned in my post #2513), it is clear that the William Nicholson who obtained the 200 acres in 1779 was the same William Nicholson who conveyed the land in 1794. If you look at the way Samuel Fargeson obtained the 200 acres of land that he conveyed to William Nicholson in 1779, you will find the answer to your question about why the land was conveyed by William Nicholson in 1794 with the following stipulation:
(to wit) Wm. Nicholson and Mary his wife at the time of Sealing & delivery of these presents is and Stands seized of an Indefeasable Estate of Inheritance in fee simple in and to the said Land and premises ..."
