James Willingham Land record in Chariton Co. MO

Does anyone know who this James Willingham is? The James Willingham son of my John and Mary Burch Willingham, married Margaret Kilgore and then Phoebe something. and this one has a wife Katherine.

This indentdure made and entered into this fourteenth day of August in the year of our Lord one thousand eight hundred and thirty seven, between Jame Willingham and Katherine his wife, of the county of Audrian and state of Missouri of the first part and Robert Hayes of the county of Chariton and State aforesaid, of the other part. Witnesseth that the said James Willingham and Katherine his wife for and in consideration of the sum of fifty dollars to me in hand paid by the said Robert Hayes, the reciept whereof is hereby acknowledged, hath this day granted, barganed,and sold and doth by these presents----- bargain, sel, alein and conform unto the said Robert Hayes, his heirs and assignees forever all one------------interest in a certain lot or parcel of land situate lying and being in the county of Chariton and the state aforesaid and known and designated by the numbers as follows Towit: the north west quarter of the section nineteen, township number fifty three and the range number seventeen entered by Samuel Dunsmore patented on the twenty seventh day of March 1822 for one hundred and forty five acres and 67/100 of acred and by said Dunsmore sold to James Cuningham for which a deed ---- ---- dated the twenty fourth day of August 1824. To have and to hold witnessth title and interest of the above described lot or parcel of land, with all the privileges and appurtenance situated to belonging or ------- to the said Robert Hayes, his heirs and assignes forever and the said James Willingham and Katharine his wife for themselves, their heirs assignes to warrant and forever defend the title of the said --- --- --- interest of said described land from all =---- other person or persons whatsoever. In testemony thereof we here herewith set out hand and ---- our seals th the affixed the day and date above written.

Be it rememberd that on this 14th day of August A.D. 1837. Before me Joel Hayes Cleark of the Circuit Court within and for the County aforesaid appears James Willingham and Katherine his wife both person know to me to be the persons whose names are subscribed on the property instrument of --- is hereby excecuted the --- and personally acknowledge the same to be true, and then in the purpose --- mentioned: She the said Katharine before me -- made aquainted with the contents through and examined private and apart from her husband. ---- ---- executor? the said deed and relequished her dower to the said land
