Usually when Gardner is spelled in this way, it's of Scottish origin and is listed as one of the dirivative names of the Gordon clan.

According to my father, there is a French version that is usually spelled with an "i" as "Gardiner" (from the Des Jardine you have mentioned)and the English is "Gardener". If the name is of German origin it would be spelled with a "t" (Gartner).

My understanding is that unlike the Scottish "Gardner" (or Gordoner) that relates to an ancestral clan connection, most of these other surnames relate to the trade of gardener. Of course, over time and especially with immigration to the US, the spellings of many names were altered so that it is often difficult to trace their true origin.
