Andrew Erwin land sales in Tennessee

Andrew Erwin of Augusta, Richmond County, Georgia sold land in Franklin County, Tennessee to my ancestors, James Armstrong in Oct 1815,Feb 1817 and Nov 1818. Is there any information about why he sold this land and how he got possession of it in the first place?
