Oceanfront Home for sale on the Southeastern coast of Puerto Viejo, Costa RIca, Central America
I have decided to sell my new lovely, secluded, rainforest/beachfront home on the lush, unspoiled, Caribbean Coast of Costa Rica, with tropical, white and black sand beaches.
I have not decided to hire a real estate company to sell my house because I know that it will be easy to sell.
Weather is consistent year-round, and matches the climate of Hawaii. You can vacation or live here comfortably during all months of the year. No heat and no a/c is needed. A nice warm breeze off the ocean is always present.
The home(3000 sq/ft including the decks overlooking the ocean on the upper and lower levels of the home) is located near a willdlife Sanctuary and Biological Reserve and our property consists of 1/2 acre on the beachfront. There is also a small newly built guard house which is also a comfortable living space. The gazebo is located on the ocean side of the property. Several very nice hotels are nearby.
Newly constructed 2 years ago entirely of local rainforest hardwoods similiar to mahogany in USA, the house is modern and has all the amenities. The ceiling is 35' high and due to the angle of the construction, there is always a nice ocean breeze flowing thru the house. One can lay in the hammock on the deck, watch the butterflies float by, and listen to the howling monkeys! Immerse yourself in the sights and sounds of over 400 species of birds (toucans, parrots, and hummingbirds), howler and capuchin monkeys, butterflies (morphos and more), vivid frogs, sloths, remarkable botanical samples, and much more - a nature enthusiast's "wildest" dreams

Enjoy easy and secure living in a completely unique and natural paradise. This magical spot can serve as your personal retreat center, or use it as your base of operations while you explore the wonders of Costa Rica's Carribean beaches, jungles, and villages. Visit many other nearby local seaside villages for surfing, bathing, dining, and tasting this international scene with its special touch of Caribbean culture.
The house is beautiful with much vegetation and beautiful palm trees around the house. There are 2 bathroom, 2 kitchens and 2 separate lofts so that you could live in the entire house or rent it out, or live in half of it and rent out the other half. The house is divided into 2 large separate living spaces with their individual bathroom, kitchens, lofts, and living rooms.Each large living space has its own upper and lower level with its own large deck on both levels overlooking the ocean. I use the loft as a bedroom since the view is spectacular. You can lie in your bed and look out at the ocean. There are high ceilings and wrap around decks both on the upper and lower levels with a tremendous view of the ocean from all points of the deck. If you spent one night high up in the loft listening to the ocean surf rolling in and felt the gentle warm breeze flowing through your bedroom window, you would know that there is nothing in USA that would ever compare.
Ride your bike along the beachand watch dolphin playing in the ocean and monkeys in the trees swinging from vine to vine and you will think you have died and went to heaven. On the beach just South of town is where Sea Turtles lay their eggs on the beach.
After your ride, jump in the always warm ocean in your front yard and you will know that this is the center of the universe. The protected waters off of Puerto Viejo are very safe as there has never been a shark attack and shark have never been spotted. You can walk far out into the ocean before you are fully submersed. Perfect for wading. Snorkel in the crystal clear waters and view the many exotic colored fish in front of you. If you are into Scuba, there is a reef about 1/2 mile out. A scuba store is 1/4 away from the house if you need to rent equipment.
Occasionally, you will see semi-wild horses running the beach by themselves. They are very beautiful.
If you would like, you can even walk from the house to the town by way of the beach. Feel the ocean breeze during an evening walk into town and you will never want to leave this paradise.
In USA, a beachfront home like this would cost several million dollars.Price of the house is $220,000.
Monthly electric bill is $5-$10. You could easily retire in this beautiful house, and if you wanted, have a maid for less than what you would pay for dry cleaning in USA. In USA, property taxes would be in the thousands. Yearly property taxes for our house are $100. Cost of living in Costa Rica is among the lowest in Latin America and the safety and quality of living is the highest.
Costa Rica is by far the safest and best economical place to retire of all countries. Its difficult now to find ocean front property for sale because many americans and foreigners have bought most of it up. In 5 years, there will no longer be raw property for sale on the ocean in Costa Rica and the house will more than double in value.
The town is Puerto Viejo, located on the Southeastern Carribean coast of Costa Rica. It is rated as having the best surfing beach in Costa Rica. Occasionally television cameras will be at the beach during international world class surfing competition. There has even been a triathlon in Puerto Viejo. There is a hardware, many restaurants(from simple to elegant), bike rentals(even tandems), a bank, grocery stores, etc.
What is my average day like when I go to there? Since I compete in Triathlons, Adventure races, road races and mountain bike races, I like to stay fit during my vacations. Puerto Viejo is the perfect place for exercise.
Every morning, I walk out onto the beach at 6am and stretch under the palm trees. After stretching, I run 2.5 miles north until I come to an inlet where local natives are fishing every morning. The entire way, there are beautiful palm trees hanging over the ocean just like on a postcard. You will feel like you are dreaming and that any moment you will awaken. The sand is perfect for running. The sand is not too soft and not too hard and the beach is nice and level. After running back to the house, I like to jump into the ocean in front of the house so I can swim to town and back to cool down. After that I like to walk into town for a mouth watering breakfast of papaya, guava, coconut, pineapple, yogurt, andavacado.
A 5 minute walk from the house and you can have brick oven baked chicken with Costa Rican spices and cooked in coconut milk. You will be back for more chicken the next day.
Around 4 pm, I get on my bike and ride to Manzanillo and back. It takes about an hour to ride there and back. Its the end of the road before the jungle leading to Panama. On the bike ride to Manzanillo, you will follow the ocean the entire way. Most of the ride is completely flat. The jungle is on your right and the ocean is on your left. You will definately see and hear monkeys in the trees as you ride. When you arrive in Manzanillo, a beautiful unspoiled beach is waiting. A restaurant is also available right at the beach.
When I ride back to the house, I like to grab my body board and take it out to the beach to enjoy the best surfing waves in Costa Rica.
After surfing, I usually lie under the shade trees on the beach in front of the house and enjoy the sound of the waves while feeling the gentle warm breeze. Do you really want to go back to USA I ask myself:).
My favorite meal is to buy a large papaya, yogurt and granola from the grocery store near the house and to eat it on the beach in front of the house.
In the evening, I go to Coco Loco which is a nice outside restaurant bar with live local entertainment.
Every Wednesday boats pull up with a boat loads of fresh fish, shrimp, and lobster. You can buy almost any type of fish right out of the boat.
Puerto Viejo is presently rated as the best place to buy beachfront property in Costa Rica due to its present price/location and its short and long term growth potential. On the Pacific coast, property values are twice what they are in Puerto Viejo. In 5 years, values should parallel one another. There is also talk of putting a Marina in Puerto Viejo. If so, the value of property in this beachfront town will dramatically skyrocket.
Is food expensive in Puerto Viejo? Not at all. You can buy a grocery cart of food for $10-$20. Its very inexpensive.
Things to do in Puerto Viejo? Sea and River Kayaking, Horseback Riding on Deserted Beaches, Treking to Spectacular Waterfalls, Dolphin Watching, Canopy Tours, Access to National Parks, Wildlife Refuges &Indigenous Reserves, Hiking, View Sea Turtles, Bird Watching, Shopping, Fishing, Running, Surfing, Biking, Suntanning, Monkey watching, eating fresh seafood at many local beachfront restaurants, etc etc.
Within 30 minutes from our house is the beachfront town of Limon. Limon is a larger town with stores similar to Home Depo and Walmart. There is also a small airport between our town and Limon. Cruise ships dock in Limon and passengers exit to explore the local area.
20 minutes north from our house are the coral reefs of Cahuita National Park known by many, as is the extraordinary surfingand snoreling/scuba available at several points along the coast.
20 minutes south from our house is Manzanillo. Manzanillo's river kayaking is an excellent way to probe the interior. Hikes into the jungle to visit different Indian reservations give good insight into indigenous life. Other pursuits available for the adventurous nature lover include camping in the jungle and jaunts into primary forest areas like Hitoy-Cerere Biological Reserve, wading far upriver into the interior where you're as likely as not to see several species varieties of poison arrow frogs, as well as dozens of different birds.
Manzanillo is the end of the road and the beginning of many great adventures. From here you can take a boat, a horse, or set off on foot. This area is part of Gandoca-Manzanillo Wildlife Refuge, one of the most scenic regions in Costa Rica and one rich in flora and fauna. Nearly four hundred species of birds have been identified in and around the refuge and the only mangrove estuary on Costa Rica's Caribbean coast is here. Several endangered species such as the tapir and crocodile find protection in the park. With off-shore diving as good as any in Costa Rica and enviable weather year-round, Manzanillo is as close to that lost tropical land of your dreams as you are likely to discover!
A nice thing about the living in Puerto Viejo is that you don't need a car. The bus trip from San Jose to Puerto Viejo costs about $6(thats right $6) and it will drop you off right in front of our house. From the house, you can walk to a grocery store and/or into town in a matter of minutes. If you wanted to go to any of the nearby or far away towns of Costa Rica or any other Latin America countries, you could get on the bus close to the house and go anywhere that you needed to go. The transportation system in Costa Rica is much better than in USA.
Why do we want to sell the home?I dont have any free time and only being able to go 1 time per year for a few days is not worth it for me. I would love to keep it.
Do you rent the property out as a vacation home when you are not there?. No never. I used it as a vacation home only but not a rental property. If you wanted to rent it out, however, it would pay for itself and more. Many people ask about renting it out because it is located in a very good location.
Any neighbor homes that you can see from your home? The view from the front of house is the ocean, view from sides is jungle and view from back if you stand on ladder to look thru the rear windows up high is a neighbors house but its far away.
What are the dimensions of the property? maybe 100' across on the ocean side
Including the decks, the house is around 3000sq/ft.
Whats bad about Puerto Viejo and our home?. Leaving is whats bad. Once you are there, you don't want to leave.
High speed Internet is available as well as satellite television. Phones are available as well.
If you wish to purchase this house, it's a simple transaction much easier than any real estate transaction in USA.
Does a cell phone from USA work there? Yes, I have a cingular cell phone and it works perfectly there. From when I exit the plane and all the way to the house and the surrounding areas it works perfectly.
For directions to the house I like to take the bus. Its very comfortable and you just sit back and enjoy the view for 3 hours or more until you arrive into Puerto Viejo. At the first grocery store on the right in Puerto Viejo there is also a bus stop on the left. Turn left at the bus stop, go 1/4 mile and turn right on the only road that goes to the right. You will see the large house with 2 levels. Thats it. You will need to make an appointment first with me since Marcello is my caretaker and he will not let you in unless you have an appointment to look at the house first. Just let me know the time and the date and then I will verify and confirm everythingwith you before your visit.

Dr. Daniel C. Batchelor was born in Pontiac, Michigan and attended Wayne State University in Detroit, Michigan. He moved to Atlanta to attend Life Chiropractic College where he graduated with honors. Classes included Anatomy, Physiology, Chemistry, Bacteriology, Diagnosis, Neurology, X-ray, Psychiatry, Obstetrics, Orthopedics etc.
After receiving his doctorate, Dr. Batchelor began private practice in Roswell, GA and has been in private practice at the same location.
The practice's reputation has grown far and wide. Patients come from all over Georgia including Florida, North and South Carolina.
