Although unable to locate James R. Adair at any time in the 1770's in Laurens Co., SC, where he is said to have moved by 1751, (the county did not even exist at that time) I did find several entries for James Adair in "Laurens Co., SC Minutes Of The County Court 1786-1789", by Brent Holcomb. The earliest entry is on 16 March, 1786, on Page 63 of the original book:
"A Lease and Release for the Conveyance of 60 acres of Land from John Brotherton to James Adair Proven in open Court by the oath of Thomas Ewing & orderd to be Recorded."
The last entry for James Adair in this book is on 12 Dec., 1789, and is the presentation in open court of the last will and testament of Joseph Adair Dec'd. - James Adair is the exec'r, and will was proven by James Montgomery.
This book has many entries for (apparently) most of the "Adair bunch" residing in Laurens Co., at that time. I don't know when the Adairs moved on up to Pendleton, but I believe that area was not ceded by the Cherokees until ater 1786; you might want to check Cherokee Land Cessions to get the actual date. There is also a book, "The Settlement of Pendleton District, SC," by Frederick Van Clayton, which has a lot of that info, and also a plat map and list of squatters (of which Mordecai Fuller is one).
